Mr. Yuichi Kanbayashi

General Manager, Grand Green Osaka Office, Kansai Branch and Secretary General, Umekita MMO Mitsubishi Estate Co., Ltd.

Yuichi Kanbayashi joined Mitsubishi Estate Co.,LTD. in 2004. He was in charge of Marunouchi's office business, including the large-scale redevelopment of Marunouchi and the operation and management of existing buildings. He also worked in the Corporate Planning Department, where he was involved in many aspects of the business, including the formulation of management strategies and investment criteria, scrutiny of various investment projects, market research, and housing-related M&A. He transferred to the Kansai Branch following the decision of the developer for the Umekita 2nd Phase development project in 2018 and has since been engaged in the development of Grand Green Osaka. In April 2023, he became General Manager of the Grand Green Osaka Office, and in June of the same year he also became Secretary General of the Umekita MMO, General Incorporated Association that is the designated manager of the Umekita Park. The first Grand Green Osaka is scheduled to open in September 2024.

Whilst the sharp rise in interest rates since 2022 has been negative for real estate equity strategies, it is favourable for real estate debt strategies. Higher base rates and wider credit spreads combined with more caution among commercial banks, have contributed to an attractive environment for private credit strategies. Today private real estate credit is playing an increasingly important role in institutional portfolios, due to its income profile and loss protection characteristics. However, will credit funds continue to enjoy their popularity in the near future? And what are the preferred debt strategies and which markets in APAC are currently offering better opportunities?
