As head of Debt Advisory in Asia Pacific, Paul leads a team of debt-focused professionals to identify opportunities and structure creative solutions on behalf of clients. This includes advising sponsors on a range of financing solutions (including senior debt, mezzanine debt, preferred and joint venture equity), placing transactions with the appropriate investors, while further establishing relationships within the bank and non-bank community. Paul has been with JLL (via predecessor HFF) for 24 years and has over 29 years in commercial real estate finance experience that includes debt and equity placement transactions on most all property types throughout the United States, with an emphasis on the West Coast. Clients include Atlas Capital Group, Square Mile Capital, USAA, Hackman Capital, Cohen Asset Management, Oaktree Capital Management, IDS Real Estate Group, CenterCal Properties, Mack Real Estate Group, Rising Realty Partners, and Zelman Development Company. Prior experience includes roles with two Japanese companies, one in CMBS lending and one as a mixed-use developer. Volunteer and board experience ranges from the USC Lusk Center for Real Estate to Membership Committee and Board tenures at the Jonathan Club in Los Angeles. Paul received a MBA and BA, Plan II, from the University of Texas at Austin.

ULI APAC Economic Indicators Forecast covers six cities across APAC and projects forward key macro and real estate indicators such as inflation, interest rates, GDP and cap rates, rental growth and vacancies. The participants are research departments of leading advisory firms and private equity investors, and the presentation summarises the results of this important forecast. 
 
2.20pm   Institutional Investors' View of the World - LP Panel
On this flagship panel, LPs based in Japan as well as international LPs investing across APAC will discuss the Forecast's results, as well as their outlook toward the capital markets and investment environment. What are they investing in or avoiding as an asset class? Where are the opportunities in APAC and how do returns compare on a global basis? And how are those investors implementing ESG requirements across their portfolios?
 
3.00pm   What's Next for Japan Up-and coming Asset Classes
Japan enjoyed even more interest than usual last year, given a combination of factors - comparatively low interest rate environment, weakened currency, and the safest geography for real estate returns. What is next for Japan's real estate markets, beyond the traditional asset classes? What are the most attractive opportunities that investors are seeing at the moment, and how do they capture those opportunities?

3.45pm   The Continuous Momentum - Credit Funds On The Rise
Whilst the sharp rise in interest rates since 2022 has been negative for real estate equity strategies, it is favourable for real estate debt strategies. Higher base rates and wider credit spreads combined with more caution amongst commercial banks, have contributed to an attractive environment for private credit strategies. Today private real estate credit is playing an increasingly important role in institutional portfolios, due to its income profile and loss protection characteristics. However, will credit funds continue to enjoy their popularity in the near future? And what are the preferred debt strategies and which markets in APAC are currently offering better opportunities?
